5 Steps to Getting Your Colorado Real Estate License

Here are the 5 steps to becoming a Real Estate Agent and getting your license in Colorado if you never have had a real estate license:

Step #1 – Complete Your Educational Requirements

First, you must complete 168 hours of education from an approved Colorado real estate licensing school.

Step #2 – Pass The State Approved Broker Exam

If you have never held a real estate state license, have an expired Colorado license, or held a license for less than two years in another jurisdiction, you must take the complete exam covering National law and Colorado law. PSI is a third party that proctors the Colorado real estate exam. It may be taken in person at one of their testing centers located throughout the state. Select the link below for more information or to register for the exam.

  1. On the PSI website, select “I’m a Test Taker”
  2. In the box “Find a PSI Test,” search for Colorado 
  3. Scroll down through the options to “CO Broker” 
  4. Follow the steps to register from here 

Step #3 – Submit Fingerprints For Background Check

Before applying for your license, you must submit fingerprints and pass a background check. Fingerprints are submitted through IdentoGO, a state-approved vendor with locations scattered throughout the state.

Step #4 – Join A Real Estate Brokerage

Many brokerages are looking for new agents. Finding an employing broker is the exact opposite of looking for a job: you interview the broker, not the other way around.  Read important information on finding a job as a real estate agent.

Step #5 – Apply For A License

With all your educational and testing requirements taken care of, your background check complete, and your brokerage in place, you can apply for your real estate license and get your career started.

I have never held a license

You will need to:

  • Complete 168 credit hours of education – See our state-approved courses
  • Pass the national and state portions of the Colorado Real Estate Broker’s Exam
  • Complete a fingerprint background check
  • Join a brokerage
I have a non-expired license for at least two years in another jurisdiction. (Reciprocity)

You will need to:

  • Pass the state portion of the Colorado Real Estate Broker’s Exam – Get help with our industry leading exam prep program
  • Complete a fingerprint background check
  • Provide your certified license history – must be dated within 90 days of your application and include disciplinary actions

If you have two years of active experience, you qualify for the “Independent” or “Employing” license. If you have less than two years of active experience, you qualify for the associate broker license.

If you want to be certified at an employing level, you will need to:

  • Take our 24-hour Brokerage Administration Course
  • Complete the Employing Broker Affidavit form confirming you satisfied experiential requirements

  • education
    • salesperson: 120 hours of education (see below for a breakdown of hours)
    • broker: 72 hours of broker credential (see below for a breakdown of hours)
  • pass both the national and state portion of the Colorado Real Estate Broker’s Exam
  • complete a fingerprint background check
  • provide your certified license history – must be dated within 90 days of your application and include disciplinary actions

If you have less than two years of active experience as a salesperson or broker, you qualify for the associate broker, FA credential.

Education requirements for a salesperson credential (120 hours of education)

  • 48 hours, Colorado Contracts & Regulations
  • 8 hours, Trust Accounts & Recordkeeping
  • 8 hours, Current Legal Issues
  • 24 hours, Real Estate Closings
  • 32 hours, Practical Applications

Education requirements for a broker credential (72 Hours)

  • 48 hours, Colorado Contracts & Regulations
  • 24 hours, Real Estate Closings
I am a former Colorado broker that has not had a license for over three years.

License issued after January 1, 1997

You will need to:

If you have two years of active experience, you qualify for the “Independent” or “Employing” license. If you have less than two years of active experience, you qualify for the associate broker, FA credential.

If you want to be certified at an employing level, you will need to:

  • complete a fingerprint background check

If you have two years of active experience, you qualify for the Independent or Employing license. If you have less than two years of active experience, you qualify for the Associate Broker, FA credential.

  • provide proof active valid law license with the license application
  • complete 12 hours of education in trust accounts, closing, and recordkeeping
  • pass both national and state portions of the Colorado Real Estate Broker’s Exam
