In Colorado, you must renew your real estate license every three years in order to be a practicing real estate professional. The following guide will explain the process for renewing your real estate license so that you understand everything that is required.
You must complete 24 hours of continuing education credits every three years in order to renew your Colorado real estate license. All continuing education courses must be completed prior to your license renewal date. Your real estate continuing education requirements consist of two separate components:
You can take your 12 hours of elective courses anytime during the three-year period where your license is valid, and you can choose any combination of elective courses that address your specific career needs, as long as they are approved by the Colorado Real Estate Commission.
The elective courses available span a wide range of subjects, including:
Unlike the elective courses which can be taken at any time, your Annual Commission Update course requirements must be completed annually. This is a critical component of your real estate continuing education since it covers recent regulatory changes, practice issues and other information deemed essential by the Colorado Real Estate Commission.
There are three different four-hour Annual Commission Update courses, and you must complete one of these courses each year to meet your 12-hour requirement for license renewal. You must complete the Annual Commission Update course and pass the accompanying exam by December 31 every year. There are no exceptions to this requirement. To ensure you don’t miss this important deadline, you should plan on taking this course early in the calendar year.
In addition to completing your continuing education coursework, you must:
It costs $387 to renew your real estate license in Colorado. If you don’t renew your license on time (you have a one-month grace period to renew after the expiration date), you may incur a $192 late fee. If you don’t renew until more than one year after your license expires, the late fee becomes $384.
In addition, you’ll have to pay for the real estate continuing education courses required for license renewal. The cost of these courses varies based on the organization providing these courses.
The normal Colorado real estate license renewal period runs until December 31st of the expiring year. You have a 31-day grace period to submit your application without incurring any penalties, so you can technically renew your license until January 31st of the following year.
If you miss the deadline for renewing your Colorado real estate license, your license becomes inactive/expired, and you cannot conduct any real estate business requiring a valid license until you complete the renewal process. Once the grace period has ended, you will begin incurring late fees.
Your license can remain expired for up to three years. During this time, you can reinstate your license by:
You’ll also need to complete all mandated continuing education requirements, including make-up hours for the time your license was expired.
If your license has been expired for more than three years, you can no longer renew or reinstate your license. Instead, you’ll need to reapply and go through the entire licensing process again, including taking the Colorado real estate exam.
