Colorado Real Estate Exam: Everything You Need to Know

A career in real estate can be highly rewarding, giving you the ability to unlock a lucrative income while maintaining the flexibility necessary for a great work-life balance. But before starting your new real estate business, you must first get your real estate license. An important step in the licensure process is passing the Colorado real estate exam.

Whether you’re a savvy test taker or someone who has traditionally struggled with taking exams in the past, understanding what is involved in the Colorado real estate exam will help set you up for success. The following guide will provide you with all the information you need to know as you prepare to take the real estate exam.

What Is Covered on the Colorado Real Estate Exam?

There are two sections to the Colorado real estate exam:

The state portion contains 74 questions and covers real estate laws and issues that are specific to practicing real estate in Colorado. Subjects you’ll be tested on during the state portion include:

The national portion contains 80 questions covering basic real estate concepts applicable to practicing in any state. Subjects include:

How Hard Is the Colorado Real Estate Exam?

Colorado real estate exam After seeing that list of subjects, it’s understandable if you’re wondering how difficult this exam will be. The good news is that the Colorado real estate exam isn’t incredibly hard – the Real Estate Commission has stated that the exam is designed in a way that “a minimally competent candidate” should pass. In other words, you should be able to pass the Colorado real estate exam with proper preparation.

The key takeaway here is that proper preparation is required to pass the exam. In general, individuals who fail the real estate exam typically don’t take their coursework seriously and fail to put in the time necessary to master the concepts covered on the exam. While putting in your time studying is definitely important if you’re going to pass the exam on the first try, it’s also helpful to understand what to expect on the exam.

The Colorado real estate exam consists of 154 questions (74 on the state section and 80 on the national section). To pass your real estate exam, you’ll need to achieve the following scores on each section:

Hopefully those passing scores provide some reassurance, as these aren’t incredibly lofty percentages to achieve if you’re prepared to take the exam. In addition, you’ll have almost four hours to complete the exam, so that gives you plenty of time to work through all the questions.

Don’t worry if you fail the Colorado real estate exam on your first try. You can retake the exam as many times as needed until you pass. The good news is that you only have to retake the sections you failed, so if you passed one section, you just have to focus on the other one when you retake the exam. This will make studying for the retake a lot easier.

Study Tips to Help You Pass the Real Estate Exam

Whether you’re a great test taker or someone who finds exams challenging, being mindful of how you use your study time will pay tremendous dividends on exam day. The following tips will help you optimize your studying and preparation efforts so that you’ll feel confident that you’re ready to ace the real estate exam.

Create a Study Schedule

There’s no substitute for putting in the necessary study time, but not all studying will deliver your desired results. Cramming for a week prior to the exam is less likely to help you process and master all the necessary information than consistent studying for a prolonged period of time leading up to the exam.

You don’t have to block out full days for studying or spend time studying every day, but you should devote consistent time to studying every week. Spending several focused hours each week preparing for the exam will make it much easier to retain the information and reinforce concepts you find challenging. If you have a busy schedule that includes a full-time job and family responsibilities, make sure to block off some time at least once or twice a week for studying. This will prevent the chaos of life from eating into your study time.

Join a Study Group

study group for the Colorado real estate exam Whether you take your real estate classes in-person or online, you are likely to network with other students preparing for the exam. It can be very helpful to reach out to these people to see if they’d like to form a study group. Studying with others who are preparing for the same exam and trying to master the same material can provide a variety of benefits, including:

Another benefit of joining a study group is you’ll get to know other aspiring real estate agents who will be starting their careers at the same time as you. Networking is a critical component to being a successful real estate agent, and building relationships with other new agents will be helpful as you launch your career.

Take a Real Estate Exam Prep Course

While your real estate classes will contain all the information you need to pass the exam, it can be helpful to supplement this coursework with a dedicated exam prep class. Preparing for your real estate exam involves much more than simply learning the materials in your courses. You’ll need to take practice exams that get you comfortable with the format of the real estate exam. You’ll also need to understand which subjects are emphasized the most on the exam, and which subjects receive more superficial coverage.

At Colorado Real Estate School, we offer a comprehensive exam prep course that will help you focus your study time and receive the additional support you need to be fully prepared on exam day. With our exam prep course, you’ll receive:
