What This Data Means for the Local Real Estate Market

The Denver housing market is starting to see an increase in available homes for sale, and this is driving a strong spring market. Inventory is continuing to rise, up from both March 2024 and year over year from April 2023. In fact, April was the fourth consecutive month of rising inventory, and the number of new listings for the year to date is 15% higher than at the same time last year. This means buyers have more options, increasing the chances they’ll find the right home for their specific needs.

While inventory has increased, demand has remained strong, as closed listings and pending listings increased from both April 2023 and March 2024. This has resulted in prices rising, hitting a new record high for median prices in the Denver Metro Area. Despite higher prices, home sales are on the rise – there were 3,837 closings throughout the Denver area in April. This was the third consecutive month with rising closings.

The number of listings pending sale increased 7% in April after increasing 27% in March. This figure is a strong indicator of future closings, and this bodes well for the local real estate market as we move into summer. All signs point to a vibrant market over the next few months.

Statewide, the data also points to a strong market. Inventory is up almost 14% compared with April 2023, and prices are up almost 6% as well. While new listings are up, pending listings also increased while closed listings stayed stable. This is another indication that buyer demand remains strong throughout the entire state.
