The number of active listings rose 21% compared to February 2023, and this means there are a lot more options for buyers than existed a year ago. Closed listings are also up 7% compared to last February and pending listings were down slightly by less than 1%. Prices were also up 3% on single family homes compared to February 2023. All these metrics can be an indication of seller confidence in the market and buyer’s willingness to move. We’re anticipating a strong spring market, which may signal a return to pre-COVID seasonal markets.
Statewide, prices are up almost 4% compared to February 2023. New listings are also up almost 4% and closed listings are up 6% from the same time last year, showing inventory is being absorbed at a good pace. Inventory levels are increasing, but they’re still historically low throughout the state. This is another strong indicator that we’ll have our traditional spring market throughout the state, with more sellers listing properties and more active buyers.
