The Denver metro real estate market remains strong. There are very similar statistics between January 2023 and January 2024 regarding new listings, pending listings and closed listings. New listings are up from December 2023 to January 2024. Inventory, with 3271 new listings, increased slightly to bring it up from 8 weeks of inventory to 10 weeks of inventory. Median closed price is up from both the same time last year and December 2023, from $550,000 in December to $565,000 in January 2024.
Statewide for Colorado, new and pending listings are up in January 2024 from December 2023, and closed listings are down slightly from December 2023. The median purchase price is also up from both the same time last year and December 2023. Days on the market increased slightly from December to January as well, while weeks of inventory remained steady at 8 weeks.
This means it’s still a great market to be a seller since there is not a lot of inventory. However, the current state of the market also allows buyers to have a bit more flexibility while shopping for their new properties.
